New Build at Glannant, Llechryd
DEVELOPMENT OF 25 UNITS AT GLANNANT, LLECHRYD
The new estate of 25 units at Glannant, Llechryd, is designed as one of the Code 4 pilot schemes for the Welsh Government.
Due to be handed over to the new tenants on March 8th/9th, the new development comprises one specially adapted disabled persons bungalow, eight 2 person 1 bedroom flats, eight 3 person 2 bedroom bungalows, three 4 person 2 bedroom houses and five 5 person 3 bedroom houses. Parking has been provided either adjacent to the property or close by.
The design of the properties has specifically moved away from the stereo typical social housing elevational treatment to a more rural design utilising pastel colours for the properties, in fitting with the village setting, in which it is being constructed.
The units are constructed from factory fabricated pre insulated timber panels installed on site having a rendered block work outer skin and an insulated slated roof and insulated floors.
All properties are heated by air source heat pumps and, because of the sealed nature of the design, have a Mechanical Ventilation and Heat Recovery system. Hot water is supplied by Solar Hot Water panels on the roof supplemented, when required, by hot water heated by the air source heat pump system.
The technologies incorporated in the new houses seek to reduce the developments’ carbon footprint considerably. The ‘green’ philosophy of the design is further enhanced by the use of locally sourced products where possible, the incorporation of a natural play area and the introduction of bird boxes and bat boxes on the properties and in the surrounding trees and a sympathetic approach to the natural habitat.
The overall layout of the scheme was designed in conjunction with a local ecologist to incorporate, where possible, planting and landscape to encourage natural habitats. Some areas of the site are specifically being left to ‘naturalise’ themselves with little or no formal maintenance.
